| HOW OUR SERVICE WORKS | |||||
| We purchase, renovate, and/or sell property for a living. We have the knowledge to determine the property's potential fair market value, the experience in assessing the amount of repairs that may be needed to satisfy lenders, city officials, buyers and others, the patience to wait out any market condition for a sale and the financial resources required to make it all happen. | |||||
| HOW MUCH WILL WE OFFER FOR YOUR HOUSE? | |||||
| The majority of the time we can assess your property over the phone to determine a "ballpark" buying price range. First, we will ask general questions about the property and the condition including the last time the kitchen and baths may have been updated? Second, we will ask how much you want? If you really don't know how much you want we will do some research and call you back with an approximate price range. If our price range is acceptable we will schedule an appointment. It's that easy. Of course, we cannot determine an exact offering price on the telephone, but we don't want to waste your time or raise your expectations if we don't think we can reach an agreeable purchase price. A note of caution: Beware of buyers who make unrealistically high offers on the phone then use high-pressure tactics to get you to take less in person. | |||||
| WHAT WE MEAN WHEN WE SAY WE ARE "CASH" BUYERS | |||||
| The term "we buy houses for cash" means that you will be paid by cashier's check or a title company check at the closing. Our offer is NOT contingent upon financing. This means that we don't have to go to the bank to apply for a loan before we buy your home. We already have access to the funds necessary to purchase your home. | |||||

| If, for any reason, you need to obtain the funds from the sale of your property quickly, our service may be right for you. Because we do not have to wait for "loan approval" like many individual buyers, we can usually close and you can have your cash quickly; often in as little as one to two weeks. | |||||
| WHO HANDLES THE PAPERWORK? | |||||
| When we reach an agreeable purchase price with you, we both sign a sales contract and it is delivered to the title company where they research the property to determine all the record owners and any liens that may apply to the property. It may be necessary for sellers to produce documents such as divorce decrees, death certificates, bankruptcy discharge orders, power of attorney etc. to show proof of ownership or ability to sell. | |||||
| DO I HAVE TO MAKE REPAIRS, CLEAN OR HAUL ANYTHING AWAY? | |||||
| When we say we buy property "as-is", we mean "as-is"! We can handle everything including hauling and cleaning. You don't have to do anything except take any personal belongings you want and leave the rest. You don't even have to sweep the floors. Please note that you cannot take items from the property that are attached or used for the property to function properly such as air conditioners, window treatments, carpet, cabinets, lights, plants, trees, built in stoves etc. without agreeing to it in the contract. Tell us what you want to take and what you want to leave and we will make every effort to accommodate you. | |||||
| HOW DO I KNOW YOU HAVE THE MONEY TO BUY MY PROPERTY? | |||||
| This is a good question to ask considering the number of sellers we have encountered that had a cash contract with someone that really didn't have the money to close. Just because they say they can buy cash isn't always true. We can provide a proof of funds letter upon request. We are all strangers when we first meet and you don't know if we have the money and we don't know that you really own the property. We are an established business and a real estate brokerage licensed by the Missouri Real Estate Commission in Jefferson City. We are also a member of the St. Louis Association of Realtors and we subscribe to the Realtors code of ethics and standards in our business practices. | |||||
| DO I HAVE TO PAY YOU A COMMISSION? | |||||
| No. We are licensed real estate agents and Realtors representing ourselves in the purchase transaction and subsequently do not charge you a commission. | |||||
| DO I NEED TO HAVE THE HOME INSPECTED BY THE CITY? | |||||
| A city or municipality may require an inspection prior to occupancy and it is not our intent to violate this requirement. We purchase property with the intent of seeing it eventually being repaired, brought back up to current code standards and placed back in service. | |||||
